The constraint in this market is rarely land. It is power. A site without a credible route to grid capacity is not a site, and a connection offer without verified standing behind it is not a connection. Developers lose years discovering this late. We begin where the value is actually decided.

Long-standing relationships in Central and Eastern Europe give us early sight of sites that are not being marketed, and of connection capacity that has been contracted but is no longer needed by its original holder.
WHAT WE VERIFY
Existing or contracted grid capacity and the exact terms of any connection agreement. Distance to the nearest substation and the position of the network operator. Title, encumbrances, options and pre-emption rights. Zoning, permitted use and a realistic permitting timeline rather than a theoretical one. Access, water and fibre routes. Independent engineers and local counsel confirm the technical and legal file, and you receive their findings unedited.
